Applying at Saylor at Southside Trail is simple! Browse our available floorplans. Select your preferred home and click "Apply Now" to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed within 48 hours of submission. Our leasing team will contact you with a decision and any next steps. Our team utilizes a third-party screening company called ApproveSheild and the process can take 3-5 business days to complete. The sooner you submit all your proper documentation to the Approveshield Team, the sooner your application will get approved.

To complete your application you will need:

• A valid government-issued photo ID.
• Proof of income (see acceptable income sources below).
• Application Fee.

Applicants must have a combined household income of at least 2.6 times the monthly rent or 2.5 times the monthly rent for Work Force Housing homes. For example, for a $1,000 apartment, a minimum income of $2,600 per month is required and for Work Force Housing is $2,500.

We accept:

• W2 Employee: 60 days of most recent pay stubs AND 60 days of most recent bank statements (REQUIRED).
• Self-Employed: Most recent tax returns AND 60 days of most recent personal bank statements (REQUIRED).
• Official offer letter on employer letterhead (OPTIONAL).
• Proof of liquid funds totaling 1.5x's the monthly rent.

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our Leasing Office to discuss your options.

Yes. Short-term leases of 3-11 months are available at a premium monthly rate. Please contact our Leasing Office for current availability and pricing.

On move-in day, you will meet our team to pick up keys, complete a move-in condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released.

Before moving out, please complete your move-out conditions checklist, schedule a walkthrough (if desired), return all keys & garage remotes, and ensure the home is returned in its original condition. Deposit processed within 30 days per state law.

Yes, a security deposit is required at Saylor at Southside Trail. We offer three different deposit options based on your approval. Please contact our Leasing Office for more details.

Your deposit is refundable, minus any deductions for (i.e. damages beyond normal wear & tear, outstanding balances, cleaning fees, final utility bills, etc.). Refunds are processed within 30 days of move-out per applicable state law.

Yes. All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to move-in. We also offer in-house coverage through Foxen Insurance. For more details about Foxen Coverages, please contact out Leasing Office.
